Mr. Bender is the President-CEO and managing broker of TIERRA WEST Commercial Real Estate & Development Services, Inc. (TWC). Mr. Bender has over 30 years of diverse professional experience in the real estate and property development industry. Mr. Bender specializes commercial/retail, industrial and investment real estate as well as land brokerage and development property transactions.
Don is a veteran of the construction and development industry possessing a very diverse background and extensive depth of knowledge associated with owning and operating a commercial construction company for over 15 years and has "hands-on" experience in all phases of commercial, industrial and residential construction. As Principal-in-Charge, Don's expertise was directly responsible for, but not limited to, company management and operations, bidding and securing contracts, construction estimating, permit processing, inspections, building construction, budget control, quality control, installation of project infrastructure and site improvements, coordination of engineers, architects, sub contractors, utility companies and municipalities, governmental agencies and various other consultants. As prime general contractor, Don has successfully completed a large portfolio of quality construction and development projects for city, state and federal governments, investors, developers, and private individuals.
Prior to originating TWC, Don was the principle broker/manager of the commercial division of Coldwell Banker in Hemet for almost 8 years where he retained a highly successful tract record of closing multi-million dollar sales volumes annually, combining over $75 million dollars in transactions.
His extensive construction and development expertise along with his specialized education and experience in commercial real estate has culminated the successful brokerage of many commercial property transactions as well as acquisitions and sales for builders and developers which often required acting as their liaison to governmental agencies for processing and securing zone changes and development entitlements. Additionally, his services also involved predevelopment site selection, due diligence investigations and analysis, which included market studies and financial feasibility analysis, for various development projects.

Mr. Shumway is a founding partner of Tierra West Commercial which was converted to a California Corporation now under the direction and ownership of Mr. Don Bender. Mr. Shumway is also the founder and President-CEO of TIERRA WEST Appraisal & Land Use Dynamics, Inc. which provides real estate valuation and analytical services throughout Southern California. Mr. Shumway has nearly 30 years of real estate experience with specialization in real estate appraisal, development, project management, entitlement processing, site selection and development, feasibility analysis, fiscal impact studies, land use analyses, economic development, market data trend research, statistical analysis and pro forma modeling.
Throughout his career, Mr. Shumway has conducted real estate valuation studies throughout the Western United States but now concentrates his efforts in the Southern California market area. Brian's professional expertise and specialization in real estate appraisal is sought by numerous clientele from both the private and public sectors including the Federal Deposit Insurance Corp., Resolution Trust Corp., Small Business Administration, United States Department of the Interior, along with numerous city, county, and state entities inclusive of various public utility and municipal service entities such as Southern California Edison, Metropolitan Water District, Eastern Municipal Water District. Private sector clients include numerous corporate entities, financial institutions, law firms, trust, credit unions, etc. Services has been performed for a variety of purposes including mortgage financing, acquisition and disposition, estates and trusts, dissolution and division of interested, foreclosures, taxation and tax appeals, eminent domain, right-of-ways, development, bond financing, etc.
Mr. Shumway has performed appraisal and related studies for virtually most all types of real estate including general commercial, professional office, service commercial and retail, shopping centers and malls, industrial complexes, R&D parks, multi-family apartments, single-family tracts, mixed-use projects and specific plans along with numerous "special use" properties including, but not limited to, golf courses, tennis and racquetball facilities, resorts, radio stations, nursing homes, convalescent hospitals, surgical centers, equestrian facilities, RV and mobile home parks, service stations, car washes, automotive repair/service centers, banks, restaurants, hotels and motels, private and public schools, government and public use buildings, contaminated properties and environmentally sensitive sites.
Mr. Shumway has provided expert witness testimony in both State and Federal Courts including Superior and Bankruptcy Courts for a variety of public and private sector clients. Mr. Shumway and his firm was selected by the Metropolitan Water District as the lead entity that provided data research and clearing-house support services during the Diamond Valley Lake property acquisition process.
